You can also get a professional appraisal of your home conducted in advance to help with determining price. A critical part of achieving a successful sale is understanding what price buyers will be willing to pay for your home.

Prepare your Home
Getting your home ready to sell can make all the difference in attracting buyers. Things to consider when preparing your home are repairs, renovations, and staging. The main point of this step in the selling process is to prepare your home to make it attractive to the best possible offers.

List your Home
Your home is ready! Now, we will have professional photography taken of it. Next, we will list your home will be listed on the local MLS to area brokerages. Having a customized plan to market your home with different strategies will help attract the interest of the right buyer.

Show Time
It’s listed! Now your home will be shown to buyers that are interested. If you are looking to gain even more attention to your home, we could host an open house. Once showings start to get scheduled you will be notified before hand when they are happening to avoid any inconveniences as well as make sure you are not home and the house is showing ready still.

Receiving Offers
After showings, offers will be made by the buyers. Which you have three options for responding; accept, counter, or reject. If you decide to counter, we will be in a period of negotiation until an agreement is reached, or rejected. Once an agreement is made, you will officially be under contract.

Inspection & Appraisal
Next is the inspection period where the buyer may order a professional inspection and will have an appraisal done to evaluate the condition and value of the home. Depending on the results, a round of negotiations will take place until an agreement is reached.

Closing
Closing! The buyer’s lender will clear them for closing, and you will sign the paperwork required. This process typically takes a couple hours and usually takes place at the title company. Once the paperwork is signed, the title company will wire the net proceeds of the sale to you. Now your home is sold!
